Landlord locksmith jobs are mostly routine: lock changes between tenancies, HMO compliance checks, emergency access where a tenant has locked themselves out and the landlord needs to attend. The work is straightforward but there are legal nuances worth knowing, because changing a lock incorrectly on a rented property can create problems.

Between-tenancy lock changes should happen every time a tenancy ends. You don’t know how many key copies are out there from the previous tenant, their family, their friends, or anyone who had access during the tenancy. A cylinder change takes 30-45 minutes and costs less than one day’s lost rent from a security incident. We provide VAT receipts and can do multiple properties on the same day if needed.

HMO (House in Multiple Occupation) compliance is a separate requirement. Most HMO licences require that individual rooms have locking doors. This means bedroom locks that can be operated from inside (for privacy) and outside (with a key, for landlord access). The specifications can vary by council. We install compliant room locks and can provide documentation of the work for your licence application or renewal.

Emergency access is the complicated one. A landlord cannot let themselves into a property without proper notice (usually 24 hours) unless it’s a genuine emergency — fire risk, burst pipe, mental health emergency. We carry out emergency access when instructed by a landlord, but we ask for confirmation of the legal basis before opening a locked residential door.

About landlord locksmith.

Yes. Once a tenancy has legally ended (notice served, tenancy agreement expired, or surrender agreed in writing), you can change the locks. You should not change locks while a tenant is still legally in occupation — this is illegal eviction regardless of rent arrears.

We can attend on your instruction, but we'll ask for confirmation that you're the landlord and that the tenant has been notified of your intent to access. If the tenant is actually inside and unresponsive, this becomes a potential welfare issue and may require police before a locksmith.

A standard thumb-turn lock on the inside and a key lock on the outside is the most common setup. The specific requirement varies by council — some HMO licences specify particular grades. We can advise based on your local council's guidance.

Change the cylinder. That's the only reliable fix. Key copying is easy and cheap, so there's no way to know how many copies exist or who has them. A cylinder change gives you a fresh lock with only the keys you issue yourself.

Yes. A restricted master key system means individual rooms (or units, for a block) each have their own key, while a master key opens all of them. Keys can't be copied without a security card, so former tenants can't duplicate. Worth considering if you manage more than 5-6 units.
